This is a very big repair
The first decision you will have to make is whether you want the rest of the system to continue operating during the work. While this is certainly possible, it will increase the cost of the repair.
The next decision is how much of the system do you want to save. We recommend saving your sprinklers and valves if they are not over 10 years old. The pipes and wires are not normally worth trying to salvage.
Once you have an idea of what the finished landscape will be, we can proceed and begin looking at what will be required to modify the sprinkler system to the new landscape.
The scope of work could now be discussed and we can provide you with what we think is required to repair the system.
The last decision is whether you would like a fixed price to complete the repairs or you may choose to proceed on a time-and-material basis.
A few general rules to help give you an idea of cost.
- You can anticipate about $800-$1000 per new zone we have to install.
- You can anticipate more zones even though you are watering less lawn.
- More gardens will increase the cost.
- More small spaces will increase the cost.
- The cost will increase if your existing controller has no more room to expand.

This is more than just a simple repair

Once you have an idea of where the cabana will be, we can begin looking at what will be required to modify the sprinkler system.

The next decision is whether you would like a fixed price to complete the repairs or you may choose to proceed on a time-and-material basis.
A few general rules to help give you an idea of cost.
- If we can modify the system without adding any zones we should be about 1-3 hrs.
- If zones need to be added, the cost will go up quickly.
If we are saving the sprinklers and valves, we need to come before any work starts.
If we are going to make the system operational during the work, we will need to come back after all the excavation is complete.
Lastly, we return before the final layer of soil is spread out and before the laying of sod. This can happen anytime after the pave-uni, cement, borders or decks are complete.
This is a personal preference we leave to each client
There is always a certain amount of risk when large repairs are required. Nobody can tell exactly what problems may develop.
Some examples of unforeseeable problems are:
- damaged pipes underground
- damaged wires
- difficulty in finding buried pipes or wires
- dirt and rocks that enter pipes
- having to flush the system of dirt and rocks
- damage to other parts of the system from trucks and equipment
When we are asked to give a fixed price for a repair, we have a pretty good idea of how long the work should take. We base this on what we can see and we will let you know.
However, someone has to take on the risk of the unforeseeable problems. They do happen.
If you want a fixed price, we will take on the risk, but our quote will usually be about 20-30% higher than what we realistically expect the repair to cost.
